Absolutely. Many of our San Jose clients live out of state or even internationally. We provide complete remote management — monthly statements, digital communication, owner portal access, and local boots-on-the-ground oversight. You get the benefits of San Jose rental income without needing to be here.

We proactively analyze market conditions 90 days before lease renewal and recommend increases based on comparable San Jose rentals. All increases comply with AB 1482 caps (5% + CPI, max 10%). If your property is exempt from AB 1482, we may recommend higher increases if the market supports it. We handle the notice delivery and tenant communication professionally.

Yes. We handle the entire transition — reviewing your current management agreement for termination terms, sending the formal notice, coordinating tenant communication about the management change, and transferring security deposits per California law. Most transitions complete within 2 weeks with zero disruption to your tenant or rental income.

We get your approval before any repair over $300 (except emergencies). For major repairs, we provide 2-3 competitive bids from our vetted Santa Clara County contractors, explain the options, and let you decide. We never mark up contractor costs and we never push unnecessary work.
